The rent increase is 0% on 1-year and 2-year leases that start from Oct 1, 2026.

Depends on the year the building was built or the number of units.

Who it covers

  • Buildings built before Jan 1, 1974.
  • Buildings with 6 or more units.
  • Covers: Rent stabilized apartments: generally buildings with 6+ units built before 1974, or newer buildings receiving 421-a/J-51 benefits; not co-ops/condos for post-conversion tenants.
  • Exemptions: Apartments deregulated before June 14, 2019 remain deregulated; MCI increases barred in buildings with 35% or fewer rent regulated apartments.
